Done right, a metal roof at 7,000 feet outperforms every alternative. Done wrong, it creates problems that are expensive to fix. We have installed and repaired metal roofs across Aspen, Basalt, Carbondale, Snowmass Village, Glenwood Springs, and Rifle for more than 50 years. Here is what homeowners in our market actually need to know. ## **Why Metal Makes Sense at High Elevation** The Roaring Fork Valley's climate is hard on roofing materials. UV intensity increases with elevation, roughly 4% per 1,000 feet, meaning asphalt degrades faster here than at sea level. We also see heavy snowpack, rapid freeze-thaw cycling, hail in summer, and wind loading that surprises people who move here from lower elevations. Metal handles all of these better than asphalt shingles or wood shake. Properly installed standing seam metal roofing carries wind ratings well above our typical exposure, does not degrade under UV, and sheds snow more efficiently than textured surfaces. The caveat: metal amplifies installation quality. A well-installed metal roof lasts 50 or more years. A poorly installed one fails at seams and fasteners within a decade. ## **What to Know Before You Choose a Metal Roofing System** **Standing Seam vs. Exposed Fastener** Standing seam panels connect at concealed clips with no exposed fasteners penetrating the panel surface. This is the standard for premium residential and luxury construction in our market. Exposed fasteners are a common failure point as neoprene washers degrade at elevation and under UV. If someone is quoting you exposed fastener metal roofing on a primary residence, ask why. **Panel Profile and Pitch** Not all metal roofing profiles perform the same on all pitches. Lower-slope applications require different panel profiles and seam heights than steep residential roofs. In the valley, we see everything from 3:12 shed roofs to 12:12 steep mountain architecture. The panel system needs to be specified for the actual pitch. **Snow Retention Systems** A metal roof sheds snow efficiently, which is great for the roof but means significant snow dumps at the eave. On a home in Snowmass or Aspen where someone walks below that eave, you need a properly engineered snow retention system. We see undersized or improperly spaced snow guards fail every winter, sending loaded snow off in sheets. This is not a place to cut corners. **Flashings and Penetrations** The majority of metal roof failures we remediate originate at flashings: around chimneys, skylights, vents, and transitions. These require custom fabrication to the specific roof geometry, not off-the-shelf components. Our sheet metal fabrication background means we do this work in-house. ## **Metal Roofing by Community** Aspen and Snowmass Village have luxury construction standards and design review processes in many neighborhoods. Panel color and profile selection often requires design board approval. We have experience navigating those processes. Basalt and Carbondale see a mix of established residential and newer construction. Mountain modern architecture with metal roofing is the dominant aesthetic in newer builds. Glenwood Springs has more varied housing stock, including older homes being re-roofed. This often involves integration with existing masonry chimneys and older framing, requiring careful flashing detail. Rifle and the Western Slope see more commercial and agricultural applications alongside residential.
